According to Eurostat statistics, in the year 2020, 30% of the population of the European Union lived in rented accommodation. A higher percentage, in the particular case of Germany, where 50% of the population does not own a home. With a growing trend since 2010 related to rentals, this market is expanding and evolving. This phenomenon can be explained by the advantages of renting; being a renter means not having to take on costly responsibilities such as taxes, maintenance costs, condominiums or mandatory insurance, since these are, by law, the responsibility of the owner. The flexibility regarding the change of housing area is relevant for those who have, for example, a profession that implies mobility. It also dispenses with the need for a large amount of down payment capital. Due to the growing demand for rental housing, opportunities arise for home and apartment owners to monetize their real estate by making it available for rent. REMIS is a property management application that allows owners to make their properties available online to potential new clients, and to manage their existing leases in a simple and practical way through an interactive platform with navigation that allows them to perform tasks such as accessing documents related to their properties, scheduling meetings with their tenants, and presenting proposals for extra services that may be requested by their clients. It stands out for having several functions auxiliary to management as the presentation of monthly invoicing, as well as variable costs, thus allowing a notion of monthly profit. To ensure customer satisfaction, and thus boost the longevity of the business, it also features several functions oriented to the tenant, namely, a chat to facilitate communication between the parties; request for scheduling meetings with the landlord; a place where it is possible to report errors and maintenance needs. REMIS is being developed by a multidisciplinary team of 8 people. One of them has a PhD in computer science and entrepreneurship. He has 198 publications indexed by Scopus, Web of Science and Google Scholar in the field of technological innovation and entrepreneurship. The remaining team members include 4 final-year students in computer engineering and 3 final-year students in management and innovation. The application is still under development, and it is estimated that a functional prototype will be built by February 15.

Currently, communication between property managers and tenants is still often carried out informally and using various stand-alone tools such as email, telephone, and letter. The dispersion of the means of communication used makes communication management complicated and vital data can be lost along the way. The proposed innovation responds to this challenge by offering an integrative platform that digitizes the communication processes between both parties. Furthermore, the application allows property managers to advertise their properties and manage processes online (e.g., property documents, rent receipts, damage repair). This enables owners to track the financial performance of their property in real-time. Additionally, an integrated communication channel is offered that facilitates communication between property managers and tenants.

REMIS is a property management platform that targets two segments: (i) property managers that own houses, apartments, condominiums; and (ii) tenants that intend to have an integrated application for process and communication management with property managers.
